Proposed new low and zero carbon homes at land north of Claverham Works, Claverham, North Somerset, BS49 4NF

We're pleased to be presenting information on our Full planning application for 24 new homes at land north of Claverham Works, Claverham, known as the North Field.

History

The site has been promoted for residential development and will help assist North Somerset Council meet their shortfall in housing delivery in a sustainable location.

 

 

Site

The site is a rectangular field comprising of regularly mown, poor quality grassland measuring approximately 1.4 hectares, situated on the eastern edge to the village of Claverham, North Somerset. It is well contained by existing trees and hedging, providing good levels of screening.

Existing homes lie along the south west boundary, and the 'Court de Wyck' site currently under construction lies immediately south, beyond the tree line.

Access

A simple link from the approved development to gain access has been proposed to serve the site.  The introduction of additional properties does not exceed the junction capacity at Bishops Road and remains below that of the sites former use.

 

Appearance

The 24 properties are a variety of 1, 2, 3 and 4 bedroom homes, as a selection of bungalows and 2 storey homes. 7 (30%) of the proposed homes are allocated for affordable housing.

The site continues to maintain the same architectural language and high-quality material palette in our existing development, with the important inclusion of some single storey bungalows along the north east edge.

As a result, a mixture of traditional two storey buildings and single-story homes have been proposed, which incorporate finishes and details reflective of Claverhams character.

Materials used will be of the highest quality possible and sourced locally.

 

Landscaping

Proposed planting has been designed to respond to the local area, maintain established ecological links and enhance the overall quality of the site.

This has been achieved by improving existing landscaping features with supplementary planting, introducing a greater variety, quantity and quality of native vegetation within the site and providing a sustainable drainage system which will further encourage greater levels of biodiversity for local wildlife. All of which results in a substantial site net biodiversity gain.

The proposals will also be managed to ensure long term landscape features are delivered as part of this development.

Layout and Scale

The design solution for this site reflects the immediate surroundings and the design parameters established on the adjoining development currently under construction, whilst still respecting the historic character of Claverham.

The development has been set back from the eastern edge for both ecological benefit and to reduce any potential impact to the green belt edge.

Proportions of buildings are traditional in form and balance a more modern approach to the fenestration, using differing materials and detailing at landmark buildings, in key locations.

 

 

Sustainability

Homes will be constructed to the very latest construction techniques, utilising sustainably sourced materials and renewable energy technologies.

The use of solar panels combined with air source heat pumps result in our homes becoming zero carbon in terms of energy use.

Water butts positioned within private gardens will capture rainfall from roofs and enable householders to utilise this source when gardening or washing their vehicles.

A Sustainable Drainage System basin is also incorporated in the design, providing an important role in draining surface water from the site. Not only will the basin ensure the site drains at greenfield run-off rates; it is an open feature which will include ecological rich planting and habitat for local wildlife.
