The Site

 

This brownfield site is sustainably located within the urban area of Stroud located within easy reach of public transport links and is conveniently located less than a mile from the town centre and Stroud Railway Station.

Currently consisting of offices and industrial units the provision of purpose made premises becoming more readily available out of town and towards the M5 has led to a reduction in demand for premises in this location.

The site has a previous permission which consisted of 50 houses, drive through and food store permitted in 2018 however this was not taken up. Another food store permission was subsequently granted and built a short distance from the site.

Development of this brownfield site will create new homes which are well designed, sustainable and create new communities while further enhancing the area and this main route into Stroud.

 

Proposals

 

We are proposing a mixed-use scheme to create high quality houses whilst retaining an element of the current commercial premises to attract and retain businesses for continued future employment.

Houses across the site will be highly sustainable with properties orientated to maximise potential for solar PV panels and designed to have high levels of insulation that far exceed current building regulations.

A total of 111 homes made up of 1, 2 and 3 bedroom properties are proposed, consisting predominantly of terraced and semi-detached houses with a generous number of 2 bedroom apartments included as part of the proposals.

Two roads will serve dwellings within the development due to the significant change in level across the site with homes positioned to help reduce the amount of retaining and concrete required by using the natural contours of the site.

A new vehicular access point will be created along Bath Road as approved previously. Additional access points along Dudbridge Road and Bath Road will utilise existing access points which will be modified and improved.
